The lots are located within the Village of Carmangay and adjacent to the new G3 grain terminal.  There are about 40 trucks at G3 and about 2,000 cars that go by on the highway each day.  

Carmangay is the first net zero Village in Alberta and is developing it’s downtown with 3 commercial spaces that will be available for lease late summer of 2022.

2,500 square feet of commercial / office space available for rent in spring of 2022.

The Village of Carmangay will be constructing a retail building in the heart of its downtown. The
building will be available for lease or purchase under favourable terms. The building has an
intended size of approximately 2,500 square feet and could be subdivided.
The building will be situated beside the busy Post Office and within a few buildings of the
Village Library, Seniors Centre, Village Bistro and new Community Centre. An electric car
charging station is in the process of being installed directly in front of the building.

First Net Zero Village in Alberta

OVERVIEW

As part of the MCCAC’s Alberta Municipal Solar Program (AMSP), the Village of Carmangay installed an 146 kW solar PV ground mount system at the Carmangay Lift Station. The project will produce enough renewable electricity on an annual basis to offset the rest of the Village’s municipal consumption, making municipality electrically net-zero in its operations. The project was completed in 2020.

The McFarland Trail offers spectacular views of the prairie, river valley and mountains. The trail ends at the steel bridge, built in 1928, which spans the coulees. Along the way you can rest and enjoy the peacefulness that is common in this Village.
